Contractor accommodation near Tata Steel IJmuiden: a planning guide

To house a contractor crew near the Tata Steel site, look first at furnished homes in Velsen-Noord, Beverwijk and IJmuiden, 5 to 15 minutes from the site by car. Plan one home for every 3 to 8 people, depending on bedroom size and whether workers share rooms. Then fix the start date early, because large crews need several homes at once.

Where the site is, and which towns to choose

The Tata Steel site lies on the north bank of the North Sea Canal, between IJmuiden, Velsen-Noord and Beverwijk.

• Velsen-Noord and Beverwijk: closest to the site, about 5 to 10 minutes by car. First choice for short maintenance stops.
• IJmuiden: about 15 minutes, on the south bank of the canal.
• Heemskerk and Velserbroek: about 15 minutes. Useful when the crew is too large for the closest towns.
• Haarlem: about 20 minutes. More choice of apartments for supervisors and engineers on longer projects.

Step by step: from enquiry to move-in

1. Share the basics: number of people, start date, expected duration, shift pattern and room policy (1 or 2 people in each bedroom).
2. Get a proposal: we propose matching properties within 1 hour, with an all-in price per property per month.
3. Confirm availability: we confirm the homes and the move-in dates with you. Move-in depends on availability.
4. Register the crew: we register your workers in the BRP at the property address.
5. Adjust during the job: add homes when the crew grows, extend when the job runs longer, or release homes within the agreed notice period.

How many homes does your crew need?

Our homes usually have 2 to 6 bedrooms. Some of our larger buildings can sleep up to 100 people at one address, subject to availability. Whether workers share a bedroom is up to your company policy and the municipal rules.

Shifts, rotation and rest

Maintenance stops often run day and night shifts. If both shifts share a home, give each shift its own bedrooms, so nobody wakes the other. When crews rotate, we keep the same homes for your company and you decide who moves in next. You do not need to sign a new contract for each worker.

Cars and parking

Most crews drive to the gate in shared vans or cars. Ask for parking per home in your enquiry. Most of our properties have parking at or near the home, and we confirm it per property in the proposal. Keeping the homes close together also cuts the number of cars your crew needs.

Registration and municipal rules

IJmuiden, Velsen-Noord and Velserbroek fall under the municipality of Velsen. Beverwijk, Heemskerk and Haarlem are separate municipalities, each with their own rules on how many people may live in one home. Workers who stay longer than four months in a six-month period must register in the BRP. We register your crew at the property address and only propose occupancy that the home and local rules allow.
