What does it cost to rent a whole property for staff in the Netherlands?
By Flex Staff Housing
When companies ask us to house staff or a project crew in the Netherlands, the first question is almost always the same: what does it cost to rent a whole property, and how does that compare to just booking hotel rooms? The honest answer on price is that it depends on location, property type, duration and how much compliance and service is bundled in — but a good all-in rate per property per month should never leave you guessing, and over any stay longer than a week or two it comfortably beats a hotel.
We rent whole, furnished properties to companies on one all-in figure per property per month. That figure should cover the property itself, all utilities, wifi, furnishing, weekly cleaning where included and full municipal compliance. If a quote excludes any of these, the headline number is misleading. We quote one line per property so the figure you approve is the figure you pay — which is exactly what a project controller or mobility manager needs to forecast accurately.
Location is the biggest driver. A furnished apartment or house near Schiphol, on the Amsterdam Zuidas or beside the Rotterdam port commands more per month than the same property in Almere, Lelystad or the Rijnmond commuter towns. Property type matters too: a studio costs less than a two- or three-bedroom apartment, and a whole house for a crew of six carries a different rate again — but on a per-person basis a shared house is almost always the cheapest compliant option.
Duration and the number of properties move the price as well. Longer commitments and multi-property programmes are more efficient to run, which is reflected in the monthly rate. And because our properties are released on flexible notice, you are not locked into paying for a unit after a project phase completes or an assignment ends.

In Amsterdam, indicative all-in rates start from €3,000 per month for a furnished 2-bedroom house, from €4,000 for a 3-bedroom house and from €5,000 for a 4-bedroom house — one figure per property per month covering the furnished home, utilities, wifi and municipal compliance. These figures are indicative, quoted “from”, and subject to location and availability. For Rotterdam and other regions prices vary by location, so we quote on request. For that rate you get a turnkey, fully furnished property: bedrooms are typically 10–20 m², every property has at least one bathroom, one toilet and a full kitchen (many have two bathrooms and two or three toilets), and free parking is available at many properties.
This is where whole-property renting pulls decisively ahead of hotels. A Randstad business hotel runs €110–160 per room per night with no kitchen, daily housekeeping you pay for whether you need it or not, and no tolerance for early starts, shift sleeping or muddy boots. Renting a furnished property spreads one predictable monthly cost across the whole team, lets people self-cater, and — crucially — comes with a compliance story you can show a client. For anything beyond a few nights the whole-property route is typically a half to a third of the hotel spend per person.
The cheapest quote is still rarely the cheapest outcome. Non-compliant housing carries inspection and reputation risk that can dwarf any monthly saving. Compliant, permitted, whole properties protect you — which is why compliance is always part of our all-in rate per property, never an optional extra.
